NUMBERS DON'T LIE

Why are buyers looking elsewhere?

  • Increased taxes means higher monthly payments for potential buyers. This along with decreasing School Rankings, buyers may not be lining up to move to Upper Dublin. The numbers show that the dollar goes further in other districts.

  • See the below comparison of similarly priced homes ($400K-$450K) across neighboring districts. They all have 4 bedrooms, 2 full bathrooms and a basement.

  • Upper Dublin's monthly payments surpass all of the surrounding districts. Monthly payments were calculated with a 0% down, 30-year mortgage payment, at 4.5% interest combined with taxes.

  • In other words, this poses a problem for BOTH buyers and sellers in UD.

    • UD Buyers are paying more per month for a less expensive house.

    • UD Sellers may find that buyers are opting for another district because they get a more expensive home for a lower monthly payment and sometimes better school rankings.

  • Monthly payments calculated with 4.5% interest, no money down.
